Are you licensed?
To manage other people’s properties in Colorado you have to have a real estate license. We currently have three licensed brokers in the office. Coleen – Specializes in Property Management. Kim – Specializes in Property Management and Sales. Jodeen – Licensed assistant. -
Can I reach you after hours?
We have an emergency number to handle after hours emergencies and can be reached for emergencies 24/7. -
Can you put the money directly into my account?
Yes, we offer ACH services for owner payments. -
Do I get to see the lease or sign it?
We will gladly share a copy of our lease with you! -
Do you sell real estate too?
Kim, one of the broker’s in our office, handles all of our sales. -
How and when do I get my checks?
Typically, between the 10th and 15th of the month, once your tenant has paid. -
How is rent collection handled?
Rent is due on the 1st, with a grace period until the 5th. If the tenant has not paid by the 5th, we start collection efforts with calls, emails and texts. If they do not pay at that point, we serve 10-day notices, per the law. We then follow up on evictions, if they still have not paid. -
How long of a lease do you sign?
This is up to you! We prefer year leases but understand that a one size fits all approach does not always work for Owners and tenants. You are able to set the minimum lease term you will except. -
How much security deposit do you charge the tenant?
This is between 1 to 2x the rent amount (but not to be used as rent). -
How soon can you start managing my property?
Give us a call, we can generally help out pretty quickly! -
What type of properties do you manage?
We manage single family, multi families and commercial properties. -
What type of reports do I get and how often?
We send out monthly and yearly statements. -
Who holds the tenant security deposit?
We hold the security deposit in a non-interest bearing trust account.
